Olde Naples Hotel Brings New Life to the Historic Heart of Third Street South

The Olde Naples Hotel, located at 200 Broad Avenue South near Third Street South, is one of the newest luxury boutique hotels in Naples, Florida, and it arrives with more than fresh paint and polished floors. The property was designed as a modern tribute to the original Naples Hotel, the city’s first hotel, which opened in 1889 and helped establish Naples as a winter destination on the Gulf Coast. Opal Collection notes that the new hotel intentionally pays homage to that early landmark, which welcomed guests for nearly 90 years.
That sense of heritage begins outside. In the exterior photos, the hotel’s white coastal architecture, dormered rooflines, balconies, striped awnings and palms give the building a classic Old Naples look rather than the feel of a generic new resort. It feels bright, polished and new, but it also nods to the cottage-style homes and early resort buildings that shaped this part of town.
Third Street South has long been considered the “Birthplace of Naples.” The Naples Town Improvement Company was formed in 1886, and early access to Naples was mainly by water. The Naples Pier and the original wood-frame Naples Hotel were both built in 1889, helping anchor the young community near the Gulf of Mexico. Third Street South’s own history notes that the hotel had a long porch facing the sea and that early cottages, including what is now Historic Palm Cottage, grew up around it.

Construction and design were handled with the historic district in mind. Hart Howerton, the architecture firm behind the project, described the hotel as a 109-room property steps from Third Street South and one block from the beach. The design draws from the original 1889 Naples Hotel and reimagines the property as a modern gathering place. DeAngelis Diamond, which worked on the project, describes it as an all-new boutique hotel on two acres along Gordon Drive, Broad Avenue and historic Third Street South, with vintage finishes, public-facing amenities, retail space, a spa, courtyard, café and bar.
The hotel officially opened in May 2026. Business Observer reported that Olde Naples Hotel opened May 15 and was designed to carry forward the legacy of historic downtown Naples while adding modern amenities such as a rooftop pool, shaded cabanas, full-service spa, fitness center, bicycles, beach chairs, umbrellas and a complimentary beach shuttle.
Inside, the hotel leans into soft luxury. Your lobby photo shows a gracious, resort-style interior with warm wood floors, white columns, palms, comfortable seating and a round rug that feels like a fresh interpretation of classic Florida design. It is refined without feeling stiff. Another interior image shows Annie’s Bistro, Bar & Bakery, where black-and-white patterned floors, a marble-topped host stand and a glowing bar create a polished restaurant entrance. Opal describes Annie’s as open to both locals and guests, blending a bistro, grab-and-go coffee shop and bar.
The public access is one of the most important parts of the project. This is not just a hotel hidden behind a front desk. Parts of the Olde Naples Hotel are intended to be part of the neighborhood experience. Annie’s Bistro, Bar & Bakery welcomes locals and visitors, and the property includes public-facing amenities such as a café and bar with outdoor patio seating, a courtyard, sundry shop and retail commercial space along Third Street South.
The photo of the hotel display wall may be one of the best storytelling images. The vintage-style key cubbies, historic Naples Hotel artwork, shells, coral, old Florida map and decorative objects make the hotel feel like it is curating a memory of Naples rather than simply decorating a wall. The display connects the new hotel to the past, reminding visitors that hospitality has been part of the Old Naples story since the original Naples Hotel helped put this Gulf Coast town on the map.
